Description

Ashleigh Downs comprises a 21,358 hectare holding (Western Lands Lease ) which has been under it’s current ownership for approximately 50 years. During that period the owners have run predominately sheep (currently carrying 3,500 Aussie Whites) and goats (turning off 5,000 goats annually) along with a cropping program to take advantage of the 2,175 hectare cultivation licence which is recorded on the lease and can be cropped annually rather than every 3 years. Bureau of Meteorology (Cobar – Taringo Downs Station) records indicate the property has an annual rainfall of approximately 366mm pa. The country comprises a mix of cleared open flats (approx 10%), timbered grazing country (approx 65%) and Mallee country (approx 25%). Most importantly the property is located at the bottom end of the Thule Creek which traverses the property and floods out across the landscape when full providing excellent opportunities when flowing. Vegetation includes a mix of Belah, Mulga, Wilga, Rosewood, Pine & Mallee. Approximately 1,250 hectares has been cleared and mostly raked for cropping with some 1,000 hectares cropped in the 2019 season by a sharefarmer with an average yield of 8 bags per acre (1.5t/ha) in recent years (seed back in 2019 season). Improvements include a 10 year old hardiplank home offering 3 bedrooms and 1 bathroom with front verandah, 5 bay steel framed machinery shed, 4-5 stand older shearing shed with extensive steel framed yards, basic ATCO huts for shearers quarters with ablutions and four individual rooms. Mains power is connected to the buildings, landline telephone and satellite NBN to the house which can also be equipped with a booster for mobile coverage. The property is serviced by some thirteen water tanks – most of which are set up to trap goats. The property features two bores – both of which are slightly salty but stock will drink from. Both are equipped with solar submersible pumps though only one is connected to solar panels. The tracks to the boundary fencelines have all been graded while fencing is a feature of the property with hingejoint fencing and star pickets throughout the boundary and internal fences.
