Border Real Estate PM regards both Landlords and Tenants as client’s and our aim is to maintain a harmonious relationship with both Landlords and Tenants as then this will create and easy and pleasant Tenancy for all involved.
It is Border Real Estate PM policy that you view the property you intend applying for prior to submitting your application to make sure the property suit your needs and requirements and is in the condition that you would be happy to except. However if you are unable to view the property personally, we would suggest that a relative or friend view the property on your behalf, we can also arrange digital photo’s to be emailed to you if this would assist.
We guarantee to all our tenants:
- We are fully informed of the current legislations of the Residential Tenancy Act as well as all other governing bodies within the Real Estate sector and will support and respect your right as stated in the act.
- We will listen and consider any reasonable request that you make
- You will be treated with courtesy, consideration and respect at all times

Maintenance Reporting
Above is a link to report any non urgent maintenance items that may occur during your tenancy. Maintenance items can also be reported to us during the regular Routine Inspections, these are carried out after the first 3 months of the new tenancy and then at interval of every six month thereafter.
Should you have a repair that is classed as urgent, as per what is deemed urgent maintenance in your tenancy handbook( Please se list below for what is classed as URGENT) Please call the office number on 03 54807011 or Cate's Mobile is 0400166858 as this number will be diverted to and after hours number, please leave a message and the matter will be addressed as soon as possible.
Urgent Repairs:
- A burst water service
- A blocked or broken toilet system
- A serious roof leak
- A dangerous electrical fault
- Flooding or serious flood damage
- Serious storm or fire damage
- A failure or breakdown of any essential service or appliance provided by the landlord or agent, for hot water, water, cooking, heating or laundering
- Any fault or damage in the property that make the property unsafe or insecure
- An appliance, fitting, fixture which is not working properly and causes a substantial of water being wasted
- A serious fault in a lift or staircase in the rented premises.
Renting with Pets
Obtaining a suitable rental property to comfortably accommodate your pet is not always easy, and Landlords for one reason or another are generally less excepting of pets due to previous bad experiences or the concerns of pest infestations to the property, damages to carpets, yards, gardens and even disturbances to neighbors by a barking dog.
If you have a pet and have rented prior, you may be able to obtain references for your pet from your previous agent or landlord, even showing that your pet has been to training school and proof of council registration shows that you are a responsible pet owner and will help to increase your chances of securing a suitable rental property.
