- Your property will be inspected at the 3 month stage of a new tenancy and then at 6 monthly intervals, you will receive a comprehensive report and digital images for all inspections. You will also be offered the opportunity to accompany us to each inspection at a time that is convenient to you.
- You will be kept constantly up to date with accurate and relevant information regarding your asset during all stages of the management
- Your rental payment will be processed using the latest state of the art software, giving you detailed income statement. Your payments will be paid to you as per your preferred method with in 5 business days of the rent being receipted.
- As we have a “Zero Tolerance “for rent arrears policy, which will be stipulated to the tenants, however if this does occur and the rental payment has not been received you will be kept fully informed during the process of recovering the rental payments and the process that must be followed in accordance with The office of Fair Trading NSW and Consumer Affairs VIC.
- You will be kept full informed of all maintenance issues relating to your property and we will not approve any “non urgent” repairs without your approval. In the case of Urgent Repairs” we will endeavor to contact your or your nominated emergency contact if you are unreachable or un contactable. As our tenants are able to contact us 24 hours a day to eliminate any nasty surprises as far as Urgent Repairs”” are concerned. Please see this list below as to what constitutes an Urgent Repair
Urgent Repairs:
- A burst water service
- A blocked or broken toilet system
- A serious roof leak
- A dangerous electrical fault
- Flooding or serious flood damage
- Serious storm or fire damage
- A failure or breakdown of any essential service or appliance provided by the landlord or agent, for hot water, water, cooking, heating or laundering
- Any fault or damage in the property that make the property unsafe or insecure
- An appliance, fitting, fixture which is not working properly and causes a substantial of water being wasted
- A serious fault in a lift or staircase in the rented premises.
Border Real Estate PM offer the added service of paying of any other necessary property expenses, such as council rates, water rates, swimming pool maintenance, gardening and insurance just to name a few. These payments can be automatically deducted from your rental payments, making life a little easier.
Rental reviews will be conducted annually ensuring your property is achieving the best possible return and maximizing your investment. At the time of the review all information will be taken into consideration, e.g. the current state of the market, the quality of the current tenant and CPI
All inspections that are conducted on your property during the process of finding the right tenant will be conducted as accompanied inspections whilst this is ensuring the safety of your property it also enable us to personally meet the perspective tenant, It is Border Real Estate PM policy not let out property keys under any circumstances.
You will be kept fully informed and up to date on the selection process of a tenant and will be given the opportunity to be as actively involved in the process as you choose to be.
Our Tenancy selection and application process is strict with tenants having to meet stringent criteria. All tenants being considered for a property with us will be checked on the National Tenancy Database for previous defaults.
